What We Inspect

 A wood-destroying insect (WDI) inspection is a visual examination of a property for signs of insects that can damage wood, such as termites, carpenter ants, and carpenter bees. In Ohio, these inspections are required for real estate transactions and must be performed by a licensed inspector. The inspection involves checking for visible damage, insect activity, and conducive conditions that might attract these pests. 

   Key aspects of a WDI inspection:

  • Visual inspection:The inspector visually examines the property's exterior and interior, looking for signs of wood damage, insect activity, and conducive conditions. 
  • Common insects targeted:The inspection focuses on detecting termites, carpenter ants, carpenter bees, and other wood-boring insects. 
  • Conducive conditions:The inspector also identifies factors that might attract wood-destroying insects, such as moisture, wood in contact with soil, and wood decay. 
  • Reporting:A WDI report, often using the NPMA-33 form, is generated to document the findings. 
  • Real estate transactions:In Ohio, a WDI inspection is mandatory for many real estate transactions, and the report is often required by lenders.
